In addition to the base rent, the Tenant shall be responsible for its proportionate share of all operating expenses relating to the property, including but not limited to municipal and school taxes, building insurance, common area maintenance costs, utilities, snow removal, landscaping, repairs, and any other expenses associated with the operation, maintenance, and management of the property.5. **Tenant Improvements and Fit-Up** * Any alterations, leasehold improvements, renovations, permits, inspections, or fit-up work required for the Tenant's business operations shall be completed at the sole expense of the Tenant and subject to the Landlord's prior written approval.6. **Equipment and Fixtures** * Any equipment, fixtures, furnishings, machinery, or other assets currently located on the premises are not included in the lease and shall be purchased separately by the Tenant.
