I have to return to Montreal for work. So, I need to transfer the lease on my wonderful studio located near everything in Sherbrooke to a fantastic building.

LEASE START: June 1, 2025.

MOVE-IN: There are two elevators in the building and space to park the truck near the front door, making the process very easy.

RENT: The rent is $956/MONTH. Electricity, hot water, and heat (temperature at your discretion, controlled by electronic thermostats) are INCLUDED. The apartment is UNFURNISHED, but the STOVE and FRIDGE are PROVIDED. There is a LAUNDRY ROOM ($) ON THE FLOOR. The building is NON-SMOKING (including on the balconies). No dogs. Possibility of having a cat (to be discussed with the building manager). You can rent a parking space for an additional $35/month (availability to be discussed with the building manager).

LOCATION: J1J 3Z2, near the corner of Jacques-Cartier and King-Ouest, across from Lac des Nations. My apartment overlooks Mount Bellevue and the Magog River (see photos).

LAYOUT: The apartment is a 2 1/2 with no closed bedrooms, but it is well-divided, allowing for some privacy in the bedroom area (see photos and floor plan). There is a locker and a closet at the entrance. The apartment has been RECENTLY RENOVATED (floors, kitchen and bathroom counters, toilet, light fixtures, etc.) and is very clean (NO MOLD). The floors are concrete. The window and patio door let in plenty of fresh air and light. The balcony is large enough to set up some patio furniture and enjoy the outdoors. [Possibility to purchase the patio set and shades for the window and patio door.] You can see the sunset over Mount Orford in the evening.

BUILDING: The location is very central. Everything is within walking distance. There is a Provigo grocery store, a Dollarama, and an SAQ within a 2-minute walk. There is a Pharmaprix, a Végétarien, and several restaurants within a 5-minute walk. The interior of the building has been recently renovated and is very clean and QUIET. The clientele consists of professionals and seniors. The building manager and concierge live in the building, so any issues are resolved quickly and efficiently.

BONUS: There is a small HEATED INDOOR POOL and a DRY SAUNA accessible year-round. There is also a large OUTDOOR POOL with a lifeguard during the summer. The grounds are accessible to all. There are picnic tables and swings. When there are fireworks at Lac des Nations (which is a few minutes' walk away), you can see them from the parking lot. However, we are not disturbed by the festivities.

IMPORTANT: RealStar, the building management company, requires a CREDIT CHECK, $2 million liability insurance, and a $150 lease transfer fee. This fee will be split between the future tenant and myself ($75 each). OMH grants are not accepted. Write "RealStar" at the very beginning of your message to let me know you are serious and have read the description thoroughly.
