Parking, snow removal, outdoor storage for skis, Wi-Fi, cable, and washer/dryer included!A) Smoking or vaping any substance of any kind is strictly prohibited on the property, including common areas. B) Pets are not allowed. C) The TENANT must transfer the Hydro account to their name as of the possession date. If the TENANT is not a resident of Quebec, they must reimburse the Landlord directly for the Hydro charges each month for the duration of the lease. D) The TENANT must provide proof of tenant insurance, including liability and contents coverage, with a minimum of one million dollars ($1,000,000) before the possession date. E) Payment terms are as follows: a non-refundable deposit of $2,700 upon signing the lease agreement; a bank transfer to the Landlord three days before the possession date representing 50% of the remaining rental amount; and a second bank transfer to the Landlord two months after the possession date for the remaining balance. F) SECURITY DEPOSIT -- The TENANT must provide a postdated cheque made out to (LES IMMEUBLES MONT-TREMBLANT in trust) for a security deposit of two thousand dollars ($2,000), dated for the possession date, to cover any damages that may occur during the lease term. The deposit will be returned to the TENANT (within a maximum of 10 days after the end of the lease) following an inspection of the premises by the LANDLORD or their representative and after all tenant-related invoices have been paid. The deposit does not constitute a limit of liability for the LANDLORD in the event that damages exceed the $2,000 deposit. In such a case, the TENANT agrees, under this lease agreement, to pay all repair costs. The Agency shall not, at any time, be held liable by the OWNER or the TENANT for any fault resulting from its actions, errors, or omissions in managing the security deposit, except in cases of intentional fault or gross negligence. G) Occupancy of the premises shall not exceed 6 people. I) The Tenant must meet the landlords in person or via FaceTime before signing the final lease agreement. H) If available, a reference from previous landlords will be required. I) The tenant must authorize the broker to show the premises for the sale of the condominium. The broker agrees to provide at least 48 hours' notice before any visits.
