The tenant is responsible for all rules and fees related to moving in and moving out required by the union.8. The Quebec lease can be drawn up in English or French.During the Lease:9. Only tenants on the rental promise and the lease contract are authorized to the locals, the residents.10. No pets11. The tenant must not, and must not allow anyone, to use, cultivate, smoking or vaping tobacco, cannabis or any other illegal substance in a party interior of the premises, in the common areas12. No Airbnb or similar short-term subletting. Any such activity will be considered a fundamental breach of the lease. Tenant agrees that Landlord may evict Tenant immediately. If proven, the landlord can provide official notice to the tenant and the tenant will be required to leave immediately.13. The tenant will be responsible for paying any penalty due to his non-compliance with the regulations and the declaration of co-ownership.14. The Renter will also be responsible for paying any charges due to lost keys or magnetic keys.15. The tenant is not allowed to sublet or transfer the lease without permission written by the owner.End of the Lease:16. The tenant, at his own expense, must return the rental unit in its original condition (including appliances), covering all damages (beyond normal wear and tear) and cleaning costs.17. At the end of the rental period, the unit must be returned in the same condition as when rented, including all inclusions of the unit, as well as the general condition of the unit.18. If at the end of the period the lease is not renewed, the tenant MUST honor ALL visiting requests for all future tenants, for which 24 to 48 hours notice will be given. The same goes for visits from potential buyers if the condo is put on sale during the rented period.INCLUSIONSFully furnished condo, included: bedding, all accesories in kitchen,wall mounted televison, lamps, diner table, when we say fully furnished it means fully furnished.EXCLUSIONSInternet, electricity, tenant insurance, moving in costs.
