INCLUSIONS ET CHARGES
Les charges sont à frais fixes. L’appartement est loué avec tous les électro-ménagers, tous les meubles et tous les accessoires nécessaires, l’ensemble ayant moins de 2 ans d’usure. Pas d’achats à faire. Pas de déménagement (à préparer, à effectuer, à payer…) ni d’aménagement (peinture, réparations, ménage, un ajout ici et là…). Le chauffage, l’électricité, l’éclairage, l’eau chaude, le câble et internet sont également inclus, l’ensemble de ces frais a une valeur mensuelle de $250. Et tous, peu importe la formule de location, nous devons les régler. Dans ce cas, pas de surprises désagréables ni d’imprévus. Le coût des inclusions additionné à celui de l’appartement font un total de 1945$ par mois. Tout y est, c’est complet, harmonisé et fonctionnel dès la prise de possession des lieux. Il n’y manque que votre linge, vos draps… et vous-même !
LIEUX ET ENVIRONNEMENT
On est près du centre-Ville, à la jonction du Plateau, de Rosemont, d’Homa et de Ville-Marie, à 2 rues du métro (Préfontaine), à quatre stations de Berri-UQÀM, sept de McGill et Place Ville-Marie (15 minutes), près de quatre parcs et de tous les services : épiceries (Maxi et Provigo), pharmacie, poste, quincaillerie, pâtisserie, poissonnerie, restaurants, cafés, terrasses, banques, SAQ, CLSC, SPA, dentistes, optométristes, hôpitaux, etc.
L’appartement est entièrement rénové : cuisine, salle de bain, rangement, planchers, divisions revues, peinture, distribution électrique, plomberie, ventilation, fenêtres, etc., tout ça a été mis au point. Les lieux sont soignés et d’une propreté exceptionnelle.
Les pièces sont grandes, les placards également, l’ensemble est très ensoleillé, le bâtiment est non-fumeur et absolument tranquille. Les chambres à coucher sont spacieuses, permettant l’installation d’un bureau de travail dans chacune.
MOBILITÉ
On est ici à distance de marche du Stade olympique et des installations «Espaces pour la vie» (Biodôme, Insectarium, Jardin botanique et Planétarium), des Cégep Maisonneuve, Rosemont et Vieux Montréal, à une rue de la piste cyclable (Rachel), à moins de 300 m. d’une station Bixi et de quatre Communauto, un aréna, plusieurs services de garde, des écoles primaires et secondaires. Il y a de nombreux services d’autobus tant sur Sherbrooke que sur Rachel, St-Germain, St-Michel, Hochelaga… et surtout, à deux rues, il y a la ligne verte, l’artère principale du métro. Ça mérite d’être redit, ici tout est à distance de marche ou accessible en transport en commun, c’est économique et franchement pratique. Il n’y a pas besoin d’avoir une auto ni même un vélo… encore moins un gros porteur à une place à la Donald Trump !
